Pune’s Industrial Land Crunch: Where Will the Next Wave of Manufacturing Growth Go?

For over a decade, Pune has been a crown jewel of Indian manufacturing. The massive automotive and engineering clusters across Chakan and Talegaon, paired with the electronics powerhouse of Ranjangaon, have attracted global giants like Mercedes-Benz, Volkswagen, Hyundai, JCB, Sany, Mahindra, Bajaj, LG, Haier and many more
But success has brought a predictable roadblock: a severe crunch in prime industrial land.
With core MIDC phases in Chakan and Talegaon reaching near-total allotment, land prices in prime nodes skyrocketing, and secondary market transfers involving complex regulatory hurdles, manufacturing occupiers are facing a critical question: Where do we expand next?
The demand isn't slowing down. Driven by the China+1 strategy, robust domestic consumer demand, and aggressive production-linked incentive (PLI) schemes, the search for industrial real estate is shifting outward.
Here is where the next wave of Pune's manufacturing growth is heading.
1. The Satellites of Chakan: Moving North and East
Chakan isn't losing its status as India’s auto hub, but its boundaries are expanding. With Phases I through IV heavily saturated, the focus is shifting toward deeper pockets in Talegaon, Khed and private-public partnerships like Khed City.
Additionally, peripheral pockets such as Ambethan, Sudhavadi, Induri and Markal are seeing significant private stand alone and industrial park developments. Developers are acquiring freehold land in these pockets to build institutional-grade, built-to-suit (BTS) facilities, offering a faster route to operational setup than navigating tight secondary MIDC transfers.
2. The Rising Middle: The Talegaon–Chakan–Shikrapur Corridor
The connective tissue between Pune’s two main industrial cluster (Chakan - Talegaon and Nagar Road) is becoming an investment thesis of its own. The proposed Talegaon-Chakan-Shikrapur elevated corridor upgrade (NH-548D)—a major multi-crore highway infrastructure project—is unlocking huge tracts of freehold industrial land along the stretch.
Talegaon Side: Backed by Hyundai’s major acquisition of the former GM plant, ancillary auto manufacturers are heavily scouting Talegaon’s newer phases and surrounding freehold land.
Shikrapur Side: Positioned at the eastern end, Shikrapur is morphing into a major spillover node for both the Chakan auto cluster and the Nagar Road cluster (Wagholi - Ranjangaon).
3. The Southern Pivot: Khed Shivapur, Shirwal, and Beyond
As northern Pune feels the pinch, the southern corridor along the Pune-Bangalore Highway (NH-48) is quietly emerging as a highly competitive alternative. Areas like Khed Shivapur and Shirwal are witnessing excellent traction.
The Pull Factor: Considerably lower land acquisition costs, industrial Incentive/Subsidy, an untapped local labor pool, and direct, uninterrupted logistics connectivity to both Mumbai (via the bypass) and southern consumption markets like Bangalore.
4. The Catalyst: The Pune Ring Road Effect
The real game-changer re-routing Pune's industrial future is the MSRDC Outer Ring Road. With construction actively moving forward, this 173-km expressway will tie all six major national and state highways radiating out of Pune together.
Once fully operational, a manufacturing unit in a previously "peripheral" location will have seamless, bypass access to JNPT port and major logistics hubs without ever touching Pune’s city traffic. The locations situated near the Ring Road’s entry/exit junctions are the ultimate targets for the next wave of large-scale logistics parks and manufacturing zones.
The Takeaway for Manufacturing Occupiers
The industrial land crunch in Pune isn't a sign of stagnation; it is an evolution. The era of relying strictly on core MIDC direct allotments is giving way to a more dynamic ecosystem of private industrial parks, strategic freehold land conversions under PMRDA guidelines, and peripheral nodes unlocked by rapid highway development.
For manufacturers looking to build or expand in Pune, the winning strategy requires looking beyond traditional boundaries. The future of Pune manufacturing belongs to those who anchor themselves along the upcoming transport corridors today.
Location decisions today are influenced by far more than just Land or rental costs—they're shaped by connectivity, labour availability, infrastructure, and long-term business strategy.
