Boston Scientific Expands Pune Presence with 130,682 sq. ft. GCC Office Lease

Global medical technology company Boston Scientific has strengthened its India presence by leasing 130,682 sq. ft. of office space in Pune to support the expansion of its Global Capability Centre (GCC) operations.
The lease underscores the growing importance of Pune as a strategic destination for multinational corporations looking to scale technology, engineering, research, analytics, and business support functions in India.
According to reports, the office space has been leased at Panchshil Business Hub in Pune, one of the city's prominent Grade A commercial developments. The transaction highlights continued demand for premium office assets from global occupiers despite evolving workplace strategies and changing office utilisation trends.
Boston Scientific is among the world's leading medical technology companies, with operations spanning medical devices, healthcare solutions, research, and innovation. The expansion of its GCC reflects the increasing role that India-based centres play within multinational organisations, extending beyond traditional support functions to include innovation, engineering, digital transformation, data analytics, and strategic business operations.
The transaction is also another indicator of the continued strength of India's GCC ecosystem, which has emerged as one of the largest and fastest-growing globally.
India currently hosts thousands of GCCs across sectors including healthcare, financial services, technology, engineering, manufacturing, pharmaceuticals, and professional services. Global organisations are increasingly leveraging India for specialised talent, operational scalability, digital capabilities, and innovation-led functions.
Pune has emerged as one of the key beneficiaries of this trend.
The city offers a strong combination of engineering and technology talent, educational institutions, established commercial infrastructure, competitive operating costs, and a high quality of life. These factors continue to attract multinational companies looking to establish or expand strategic operations outside traditional metro markets.
The expansion by Boston Scientific also reflects growing confidence in Pune's commercial real estate market, particularly within the Grade A office segment. Large occupier commitments of this scale contribute to office absorption, support rental stability, and reinforce demand for high-quality business parks and integrated commercial developments.
From a real estate perspective, GCC-led expansion remains one of the strongest demand drivers for office space across India.
Unlike cyclical occupier segments, GCCs typically establish long-term operations, invest significantly in talent ecosystems, and contribute to sustained demand for commercial real estate, residential development, hospitality, retail infrastructure, and urban services.
The impact extends beyond office leasing alone. Large GCC operations create employment opportunities, stimulate surrounding micro-markets, support transportation infrastructure, and contribute to the broader economic development of cities.
For Pune, transactions such as this further strengthen its position as a leading destination for knowledge-driven industries and global business operations.
As multinational corporations continue expanding their India footprint, the GCC sector is expected to remain a critical catalyst for commercial real estate growth, urban development, and talent-led economic expansion. Boston Scientific's latest expansion is another example of how global enterprises increasingly view India not only as a service delivery destination but as a strategic hub for innovation, technology, and business transformation.
