The facility will be YKK India’s third manufacturing plant in India and will span approximately 149,936 square metres within the industrial cluster. The project is expected to be completed by February 2028.

YKK India is a leading manufacturer of fastening products serving the apparel, textile, and industrial sectors. The new plant will incorporate advanced manufacturing technologies and is aimed at supporting both growing domestic demand and export-oriented production.

The announcement was made by Mahindra Industrial Park Chennai Limited, a joint venture between Mahindra Lifespace Developers Limited and Sumitomo Corporation. The project will benefit from Origins by Mahindra’s industrial ecosystem, which includes plug-and-play infrastructure, sustainability-focused facilities, and strong connectivity to industrial and logistics networks.

YKK India joins a growing list of global manufacturers operating at Origins by Mahindra Chennai, including Mitsubishi Electric, Yanmar, and Omron. This further strengthens the industrial cluster’s position as a preferred destination for global manufacturing investments.

Strategically located on NH-16, Origins by Mahindra Chennai falls within the influence zones of the Chennai-Bengaluru Industrial Corridor and the Chennai-Visakhapatnam Industrial Corridor. This gives occupiers access to key manufacturing centres, ports, logistics infrastructure, and supply chain networks.

From a real estate and infrastructure perspective, the investment reinforces the growing demand for high-quality industrial parks that combine scale, connectivity, compliance, and future-ready infrastructure.

For Chennai, the project adds further momentum to its position as one of India’s most important manufacturing and export-oriented industrial regions. For the broader market, it highlights how global manufacturers are increasingly choosing integrated industrial ecosystems that support speed, efficiency, sustainability, and long-term operational growth.

As India continues to strengthen its manufacturing ambitions, investments like YKK India’s $150 million facility signal the continued evolution of industrial real estate from land-led development to infrastructure-led, globally competitive manufacturing platforms.
